Security Deposit Refund Policy
If your security deposit is being held by WPM South, please review our refund policy.
Landlord will be holding your Security Deposit in trust. Your Security Deposit is refundable; however, we would like you to understand how the Security Deposit refund process will work once you have vacated the property.
Confirmed Tenant Vacate Date:
Once there is a confirmed vacate date, Tenants will be informed of any necessary instructions, including cleaning, carpet cleaning, window/blinds cleaning, yard work, maintenance, etc. Confirm in writing what is agreed to have the Property Manager complete and deducted from Security Deposit. We would like to complete the accounting of the Security Deposit as soon as possible.
Complete The Move-Out Inspection:
Tenants always have the option to be present for final inspection. The Property Manager will be gathering notes and decisions will not be made at that time. The Property Manager will need time to complete a thorough review of the Written Checklist/photos and compare it with the move-out inspection notes/photos.
Utility (Water & Sewer):
It may not be possible to obtain final charges until the next water and or sewer billing cycle.
Complete Security Deposit Statement:
The Security Deposit Statement will identify reasonable estimates for any hold back amounts, actual charges, and refund amount or amount due owner related to the Security Deposit. A final accounting of the Security Deposit may need to be completed once all actual charges have been received and paid.
- While you are living at the property, you should notify your Property Manager immediately if you believe that there are any repairs or maintenance needed that are the Landlord’s responsibility. We do not encourage Tenants to make repairs or arrange for maintenance except as provided in the Lease Agreement or on a case-by-case basis approved by the Landlord or Property Manager, or in an emergency situation. It is required to obtain prior written approval for any expenses then submit legible receipts for reimbursement.
- Legal responsibility for matters such as condition of the property and Security Deposit is a matter between Tenant and Landlord. In any legal action related to the subject matter of this Agreement, Owner will be an indispensable party.
